Rental prices continue to rise. They became more expensive by roughly 20 percent. This is due to the high interest, which is caused by several factors. People can’t afford mortgages, so they have no choice but to go into rentals. Another reason is the influx of Ukrainian refugees. In addition, a lot of university students come to big cities at the beginning of the school year.
Rental prices continue to rise. Many people look for housing in vain. One of them is 24-year-old Veronika, who has been looking for rent with her boyfriend since May. “There really aren’t that many apartments. When we browsed the websites, there were only 10 or 15 of them. That wasn’t enough,” said Veronika. Another problem is the increase in prices, which also limits the choice.
But hundreds of people are solving the same problem. There are fewer apartments in the Czech Republic than in the last 8 years. “The highest interest in real estate is of course in Prague. There is also high interest in other large cities, for example where there are universities. Students are currently moving there before the start of the new semester,” said RE/MAX manager Jan Zachystal.
While a year ago you could rent a 2+KK for 15,000 crowns, today its price is around 20,000. You can hardly find larger apartments, such as 3+KK, for less than 25,000. It is also necessary to add energy to the already expensive rents. In addition, owners often abuse the situation on the market now.
“Sometimes it happens that they increase rent prices during inspections. They want a client who will bring a certificate of debt-free status and a certificate from the employer,” added real estate broker Jan Martina.
“The conditions are not very simple, because there are not so many rental apartments and the owners choose their clients,” revealed real estate expert Denisa Višňovská. “People should check the contracts with energy suppliers in their rents. If they sign completely new contracts, they will end up with the worst prices,” added economist Štěpán Křeček.
In addition, many people cannot afford to pay the current rent. He often has no choice but to move away. However, nowadays it is really difficult for people to find a better rental. The size, location or equipment of the apartment must therefore be desired. According to experts, however, it does not look like the situation could calm down yet. Rents will continue to rise in the coming months.
