The energy label can be found on practically every household appliance. This is a colored sticker with an energy class label. The same is true for buildings and apartments. Each property shows a certain degree of energy demand, which depends on the technical equipment used in the building and the design of the building. In some situations, the owner of the property is obliged to obtain this certificate. Do you know what these cases are?
What is a building’s energy label?
The energy label of the house is, in the true sense of the word, a label that expresses the energy demand in connection with the permeability of heat through the building envelope. This is not a legally required document, but it will serve you, for example, when applying for a subsidy. However, since many people confuse the term energy label with the term building energy performance certificate, in the following article we will talk about the energy label in the sense of this certificate, so that the text is understandable to everyone.
Proof of the energy efficiency of the building or PENB means the designation of the specific energy class in which the object is located. The building’s energy efficiency certificate does not tell you the specific amount you will have to spend on energy consumption, but the level it is marked with gives you an indicative overview of whether it is an energy-efficient building or an object in which the cost of living will be high. PENB and the energy label of the building envelope have the same marked scale of demands, namely from the letter A to the letter G, where A is the most economical and G the least economical option.
Energy efficiency category:
- class A = extremely economical,
- class B = economical,
- class C = satisfactory,
- class D = unsatisfactory,
- class E = uneconomical,
- class F = very uneconomical,
- class G = extremely uneconomical.
If you are planning to buy a house or apartment that has an energy label of C and worse, don’t worry. Energy saving can always be solved by renovation or the acquisition of energy-saving technologies. The last one listed, i.e. energy label G, is also used for buildings that do not have a certificate processed. In the final, the advertised property may have a more economical class, but it is not possible to list it due to the absence of a certificate.
When is needed eenergy label of the house?
You need an energy label for a family house or other real estate in the sense of a building energy performance certificate (PENB) when you want to renovate, build or offer real estate for sale or rent. Administrative buildings and objects used by public administration bodies must also have a permit. The energy label of the new building is then part of the project documentation. If you do not have it processed, you will not receive a building permit from the office.
If you do not have an energy label when selling a house or in the other cases mentioned above, you risk a fine from State Energy Inspection, up to 100 thousand crowns. For legal entities, this amount is even higher and can reach up to double. If you have a cooperative apartment, then the obligation to obtain a PENB card falls to the cooperative.
However, old houses have different conditions for the energy label. For properties that were built before 1947, it is not necessary to obtain this certificate, but only on the condition that they have never been extensively renovated. Likewise, it is not needed u recreational buildings up to 50 square meters reference energy areas that are not used year-round and where the energy consumption is lower than 25 percent of the estimated energy consumption in the case of year-round use.
How to get a house’s energy label?
Building energy labels are only authorized to issue certified specialists, who have passed the statutory accreditation. The Ministry of Industry and Trade is responsible for their expertise, and it is on its website that you can view a list of competent persons who can issue this card.
From the list, you select the expert who is closest to the location of the object for which the label will be processed. As soon as you contact one of the authorized specialists, you will have to provide him with several documents on the basis of which he will be able to determine the energy efficiency of the building.
For the preparation of PENB, it is necessary to document, for example, the following documents:
- project documentation,
- floor plan of the building with room markings,
- at least one section through the object,
- information about the orientation of the building to the cardinal points,
- data on the operating mode of the property,
- documentation on the technical condition of the building’s equipment, and others.
What is the validity of the energy label?
The energy efficiency label of the building is valid 10 years from its preparation, after this period has expired the owner must have a new one drawn up. However, there may be a situation when the building undergoes significant reconstruction or extensive building modifications. In this case, the energy efficiency certificate needs to be updated. According to Czech legislation, an update is necessary if there are changes to more than 25 percent of the area of the building envelope structure.
Energy label price
You will probably be interested in the price set for the building’s energy label. There is no uniform amount designated for all types of buildings. The price for processing the certificate always depends on several parameters that must be included in the assessment of the building’s energy efficiency. Factors that affect the cost of label processing include:
- object area size,
- building type and age,
- requirements for speed of execution,
- preferred form of documentation (electronic or hard copy).
Energy label price in the case of apartments and family houses, it is usually the cheapest and usually does not exceed five thousand crowns. Apartment buildings are then more expensive, where you pay from five to ten thousand crowns for the processing of the card. The most expensive are commercial buildings and institutions, which include, for example, schools, hospitals, hotels, restaurants and office buildings. Here, the production of an energy label already ranges from 20 to 40 thousand crowns.
Calculation of the energy label of the building
A specialized worker, who is authorized by the ministry to carry out an assessment of the energy performance of the building, must be based on calculations of the energy used or potentially used when determining the label. This energy refers to the processes that depend on it to ensure the functional needs of the building. The processes themselves mean:
- air conditioning and refrigeration,
- water heating,
For calculation purposes, it is further necessary to establish total annual supplied energyand and partial consumption of delivered energy for all zones of the building that are heated, cooled, ventilated or air-conditioned. The energy balance is then determined at the level of the building and energy systems. The following parameters are monitored at the building level:
- heat flow between the building zone and the surroundings,
- heat flow through ventilation between the building and the surroundings,
- internal heat gains from equipment, lighting and people,
- external heat gains from solar radiation,
- heat gains in building structures,
- the need for energy for heating at the time when the object is actually heated.

What is the building’s energy label for?
The energy label of the building determines the difficulty of passing thermal energy through the building envelope. Sometimes this term is confused with a certificate of the building’s energy efficiency, which expresses how energy-efficient the building is, or, on the contrary, uneconomical. Both terms have the same marked scale of difficulty, which is expressed by the letters A to G, where A denotes the most economical variant and G the least economical variant.

The energy efficiency label is drawn up by accredited specialists whose expertise is the responsibility of the Ministry of Industry and Trade. The list of certified appraisers who can issue an energy efficiency certificate can be found on the Ministry’s website. The client himself chooses the specialist who is located closest to the place where the assessed object stands.
