Anyone who lives in an apartment must fulfill a new obligation in 2024. Otherwise, a hefty fine of 200,000. Czechs have no idea about it at all

The ordinary citizen of the Czech Republic is literally overwhelmed with all kinds of new obligations this year, which, if he does not fulfill them, will have unfortunate financial consequences for him. While it is often said that the bureaucracy should rather be dismantled, since it is already overgrown, the reality is completely different. Various duties, which are often relatively meaningless, are increasing at a very fast pace.

Little known news

Relatively large inconveniences in 2024 mainly concern property owners, including those in which they normally live, i.e. family houses and apartments. One of them is the fact that from January 1, it is necessary to enable remote reading of the heat and hot water you use. However, it is not just like that. The sensor signal must transmit at least 250 meters.

At the same time, it is interesting that, according to information from the Rental Housing Association, apartment owners have no idea about such a thing. As it follows from the above, it is also necessary to have remotely readable meters installed for the given item.

There, the latest deadline is until 2026. If you do not have this technology installed in your apartment even then, you will probably receive a fine that can reach up to 200,000 crowns.

Harsh penalties are imposed

“Failure to fulfill the above obligations both on the part of the person obliged to install regulation or measurement, and on the part of the owner or user of the apartment or non-residential space, which is supposed to enable the installation of regulation or measurement, is a misdemeanor with a fine of up to CZK 200,000,” informs the Ministry for Regional Development very harshly in its methodological instruction.

People are quite surprised by the new regulations and many admit that they have no idea about the issue at all. They often leave everything to the board of the Association of Unit Owners, but this can also backfire if it does not do this.

This is not the only new obligation that applies this year. The newly approved construction law mandates that property owners must keep project documentation. But many don’t have anything like that, or they didn’t get it when they bought the property. But then they have to provide it in some way, because otherwise they face a fine of 400 thousand crowns for the change.
