Compared to the drop in 2022, there was an increase in the prices of housing units again. Somewhere up to ten percent.

Karlovy Vary, Brno and Ostrava recorded the highest price jump. However, according to Valuo’s analysis, prices are still lower than during their peak in 2022. According to assumptions, the most expensive apartments are still in Prague, in the fourth quarter of 2023 the price was around 110,000 per square meter. The capital also saw the smallest decline.

In Brno, current data show a price of roughly 88,000 per square meter, while during the peak in 2022 the amount exceeded 100,000. Compared to the beginning of last year, however, the price has risen by roughly four thousand. Karlovy Vary is in a similar situation. Currently, prices here are around 37,000, while two years ago, a square meter cost an average of 8,000 more. On the contrary, at the beginning of last year we would have saved an average of two thousand.

After that, Ústí nad Labem recorded the biggest drop (up to 22 percent), but it is also the least stable regional city, and fluctuations are expected in the future as well. With a price just above 30,000 per square meter, we can also find the cheapest apartment here on average. Thanks to high demand, Prague is the most stable.
